What We See on Jurupa Valley Properties

A lot of Jurupa Valley grew up around dairies and small ranches long before it became a city in 2011, and that history still shows in the housing. Rubidoux, Pedley, and Mira Loma carry a stock of older homes on larger lots, and a fair share of them were added onto over the decades by previous owners or handymen working without a permit. When we open up a tired patio cover or a sagging balcony out here, it is not unusual to find undersized posts, a ledger lag-bolted into stucco with nothing behind it, or a beam that was never sized for the span it is carrying. Ben’s first job on those properties is to read what is actually holding the structure up before he quotes the fix, because the honest repair sometimes means rebuilding more than the homeowner expected and sometimes means a lot less.

The ground itself varies more in Jurupa Valley than in most of our service area. Properties down near the Santa Ana River bottom in Rubidoux sit on looser, sandier, sometimes imported fill, while the lots climbing into the Jurupa Hills are on firmer native soil with rock close to the surface. Those are two different footing problems, and we do not pretend they are the same. Ben checks the soil at the actual post locations, sizes the footings for what he finds, and on the river-bottom lots pays particular attention to drainage so a wet winter does not soften the ground out from under a new cover.
