Surface Prep & Inspection

Ben walks the whole house first: south and west walls where UV does the most damage, stucco crack patterns, chalking, wood trim rot, and caulk failure at every window and door. Then we pressure wash off chalk, dirt, and loose paint, mesh-and-patch stucco cracks, replace rotten wood, and caulk every gap. Painting over an unprepped surface guarantees peeling within 24 months, so this stage gets the most time.

Primer & Coating Application

Bare wood, stucco patches, and stained areas get spot-primed for adhesion before any topcoat goes on. Then two full finish coats. One coat is a marketing claim. Two coats is the industry standard for actual durability, and we do two on every house. We match the product to the surface and the heat exposure: premium acrylic latex for most homes, elastomeric for widespread hairline cracking, siloxane for long-hold properties.

Final Walk-Through & Touch-Up

When the coats are dry we walk the house with you. We check cut lines at trim, eave fascia, door casings, and the garage door, hit any thin spots or holidays, and clean up the site. You sign off only when the finish looks right from the curb and up close. We do not consider a job done until the owner has looked at it in daylight and agreed.
